What Is a Property Management POA?
A Property Management Power of Attorney is a notarized special POA authorizing your agent to manage a specific property on behalf of the owner, without granting sale, mortgage or ownership disposal powers.
It is ideal for owners of rented units who are busy or living outside the UAE and need someone to manage leasing, rent collection, Ejari and property services.
To register, renew or cancel tenancy contracts through Ejari, the POA must expressly include Ejari powers. Vague wording may result in rejection.
What Can the Agent Do?
- Lease the property and sign, renew or terminate tenancy contracts
- Register, renew and cancel Ejari contracts
- Collect rent and issue receipts
- Manage DEWA accounts, including opening, closing and transferring
- Coordinate maintenance, repairs and service providers
- Represent the owner in owners association meetings
- Follow up on rental disputes or violations when required
Important: A property management POA is limited to management, leasing, rent collection, Ejari and maintenance. It does not authorize the agent to sell, mortgage or gift the property. Those actions require a separate DLD-specific POA.
